Current Developments

This is an exciting time for Trotwood. We have begun a revitalization of our central business district that will spread out in a wave of renovation and redevelopment affecting the Salem Avenue corridor initially, but then providing the impetus for continual redevelopment in areas like Olde Town and other neighborhoods in Trotwood.

Although the latest economic downturn presents tough challenges, many of the City's public/private partnership projects are moving full steam ahead. Bringing home change: and changing the landscape of Trotwood

Housing

Broadmoor Plaza

This $6 million retail-housing redevelopment in Olde Town will feature the addition of 40 senior housing units, demolition of two former retail establishments and major remodeling of a successful grocer and its adjacent businesses.

Industrial

James Group of Ohio Logistics/Synetron

An official first-tier GM parts distribution center, representing a $32.5 million public/private investment already employing 175 people and still expanding in Trotwood Commerce Park.

Commercial/Retail

Nenonene Medical Center

This $2 million state-of-the-art medical facility is now open on the fully redeveloped former Kon-Tiki movie theatre site.

Burlington Coat Factory

Recently opened a $2 million retail outlet enjoyed the highest grossing grand opening in its corporate history on a fully redeveloped former retail site.

Salem Mall Site

The City just selected a new developer to explore the potential of building a mixed-use public/private city center on the site of its former Salem Mall.

Business Opportunities

Over 450 businesses call Trotwood home, from its traditional industrial suppliers and 'mom and pop' shops to its regionally known entertainment and shopping hub. Most have directly benefited from a municipal policy of providing them every advantage and form of assistance, including:

Trotwood stands at the epicenter of over 50% of all U.S. and Canadian consumers, reachable within 90 minutes by air and 300 miles over the road. Being only an hour from Columbus and Cincinnati, other features of its ideal location include: the S.R. 49/U.S. 35 Connector runs through it; easy transportation access to I-70 and I-75 and their interchange; and rapid commuter and shipping access via Dayton International Airport/UPS Air Freight.

Commercial & Retail

Most of the City's commercial and retail development is centered around the Salem Avenue Corridor, northwest Montgomery County's primary retail trade hub for over 50 years. Within five miles live nearly 140,000 consumers. Mid-sized national retailers calling Trotwood home here include Office Depot, Sears as well as larger competitors like Target, K-Mart, Best Buy, Home Depot and Lowe's. Many major development opportunities can be found here.

In recent years the City has undertaken a major effort to restore the Salem Corridor's hometown charm, character and pride. Planned public improvements feature new roadway intersections, streetscapes, sidewalks and major landscaping. This major regional project is being facilitated via some highly influential public/private sector partnerships, including:

  • The City of Dayton
  • Montgomery County
  • State and Federal Government Agencies
  • Good Samaritan Hospital's Phoenix Project
  • Precious Blood Church
  • Trotwood-Madison City Schools
  • The United Theological Seminary

Recently, thanks to the City's efforts the Salem Avenue Corridor has witnessed significant redevelopment. Some of the large, vacant, highly affordable and readily available City-owned real estate along the Corridor is already being redeveloped.
